What Our Clients Say About Our Work

Real reviews from homeowners and businesses, pulled from our Google Business Profile.

A Clear Starting Price, With Flexibility for Your Requirements

We believe electrical rewiring pricing should be straightforward. That is why our standard HDB packages give a clear starting price instead of a vague “contact us for pricing” message.

At the same time, not every home has the same electrical requirements. Some homeowners want a basic, practical setup within a tighter budget. Others prefer upgraded components, additional power points, concealed wiring or other improvements. Where the requirements differ from the standard package, we discuss the options and adjust the scope accordingly.

Surface vs Concealed Wiring: Why the Price Changes

The wiring method makes a real difference to cost. The figures below are general Singapore market references per point, shown to explain why concealed work is priced as an addition to the standard package.

For a fuller explanation of what drives the cost of rewiring, read our guide to rewiring cost in Singapore.

Simpler, more economical

Surface wiring with trunking

S$80 to S$150per standard 13A point, market reference

Cables are routed through suitable trunking or casing without extensive wall hacking, which keeps labour down.

More labour, cleaner finish

Concealed wiring

S$150 to S$400+per new power point, market reference

Cables run inside suitable wall or ceiling routes. This normally means more labour and, where permitted, hacking and reinstatement. Access, wall conditions, cable distance and making good all affect the price.

Because the actual route cannot always be known before opening up the work area, we do not recommend using a single fixed concealed-wiring surcharge for every property. See our concealed wiring and trunking services for more details.

DB Box Replacement and Upgrade Costs

The DB box, or distribution board, is another common part of a rewiring or electrical upgrade. Smaller boards sit near the lower end, while larger boards, more breakers, relocation work or additional circuit changes can push the cost above the range.

Typical Singapore market reference for a straightforward residential DBS$350 to S$800

The final price depends on:

  • Number of ways and circuits
  • Main switch and protection devices
  • RCCB / MCB requirements
  • Existing cable condition
  • Whether the DB has to be relocated
  • Additional circuit or loading work
  • Testing and associated making-good requirements

For a dedicated service breakdown, see DB box upgrade and replacement.

What Can Be Included in a Rewiring Package?

A rewiring package should be compared by scope, not simply by the headline price. Depending on the property and quotation, electrical rewiring may involve:

  • Removal or isolation of existing wiring
  • New electrical cables and circuits
  • Lighting points
  • 13A power points
  • Dedicated appliance circuits
  • Switches and socket outlets
  • DB box replacement or upgrade
  • RCCB and MCB protection
  • Surface trunking or concealed wiring
  • Circuit labelling and DB schedule
  • Electrical testing and handover documentation

For renovation projects, the electrical layout should be coordinated before carpentry, ceilings and finished surfaces are completed. HDB’s current electrical-work guidelines require electrical work to be carried out by an EMA-licensed electrical worker, with testing arrangements for new wiring and extension work.

What Is Not Safe to Price Without Seeing the Site

Some electrical work should not be reduced to a generic online price, because the conditions underneath the quotation can change substantially. For these projects we price after reviewing the site, drawings and scope.

Priced after a site survey

Condo rewiring

A condominium may involve MCST requirements, permitted working hours, riser access, existing conduit conditions and restrictions on hacking. We do not use one fixed condo-wide price; a site assessment checks the scope first.

Priced after a site survey

Landed house rewiring

Landed homes can involve multiple floors, several distribution boards, longer cable runs, outdoor circuits and larger loads. Published 2026 figures vary widely, so we do not publish one standard landed price.

Priced after a site survey

Commercial and industrial

Offices, shops, F&B outlets, factories and warehouses are priced around floor area, circuit count, DB/MDB needs, three-phase supply, machinery loads, access, shutdown planning and landlord or JTC requirements.

Priced after a site survey

Loading and supply upgrades

SP Group documentation covers 30A, 60A and 100A single- and three-phase supplies, with the LEW handling the installation and submission. The approved load, wiring, DB and new equipment all matter, so there is no universal price.

What Can Change the Final Price?

The standard package prices apply to typical HDB rewiring requirements. The final quotation may differ when additional work is requested, such as:

Additional power or lighting points

Concealed wiring

Additional dedicated circuits

DB box replacement or upgrade

Additional circuit protection

Special appliance requirements

More extensive electrical repairs

Other work outside the standard package scope

This does not necessarily mean the project will cost more. The actual scope is discussed first, and the quotation is adjusted according to what is genuinely required.

Not Every Home Needs the Same Package

We aim to understand your requirements first and recommend a practical scope that matches the property and your budget.

Tighter budget

Tell us what you need and what you are trying to achieve. We look at what is actually necessary and keep the scope practical, rather than automatically adding unnecessary work.

Upgraded setup

Prefer upgraded components, additional power points, concealed wiring or other enhancements? We discuss the available options and quote for the additional requirements.

You can start with a phone discussion. For projects where the existing installation or requested work needs closer inspection, a site survey can be arranged before the final quotation is confirmed.

How We Price a Rewiring Project

Standard HDB packages have a set price. For work outside the standard scope, and for condo, landed, commercial and industrial projects, this is how we define and price the job.

  1. Understand the propertyTell us whether it is an HDB flat, condo, landed house, office, shop, F&B unit, factory or warehouse.
  2. Review the electrical requirementsWe look at the existing wiring, DB box, circuits, electrical points and planned appliance loads.
  3. Confirm the wiring methodSurface trunking, concealed routes or a mix of both can mean very different labour.
  4. Prepare the scopePoint count, circuits, DB requirements and protection devices are defined before pricing is final.
  5. Issue an itemised quotationIt shows what is included, what is optional and which items depend on site conditions.
  6. Proceed with the agreed workTesting, LEW involvement and documentation are coordinated where applicable.

EMA states that electrical work such as new wiring, rewiring and extensions should be carried out or supervised by a licensed worker, and the completed work must be tested and certified safe before supply is turned on.

How to Compare Electrical Quotes Properly

The cheapest headline number is not necessarily the lowest final cost. Two quotations can both say “full rewiring” while covering very different work.

A clear quotation should make the scope easy to compare line by line.

Before accepting a quotation, check:

  • How many power points and lighting points are included
  • Whether the DB box is included
  • Whether RCCB and MCB protection are included
  • Surface or concealed wiring
  • Cable and component specifications
  • Testing and LEW-related work
  • Whether hacking and reinstatement are included
  • Additional-point rates
  • Any transport, after-hours or access charges
  • Whether GST is included

Frequently Asked Questions

Yes. These are our standard package prices for typical 3-room, 4-room and 5-room HDB rewiring projects respectively: 3-room S$1,890, 4-room S$2,390 and 5-room S$2,790. Additional work outside the standard package can be discussed separately.

The listed package price is fixed for the standard package scope. If your property requires additional work or you request upgrades beyond that scope, those items can be discussed and quoted separately.

Yes. Tell us your requirements and budget first. We can discuss what is actually necessary and determine a practical scope rather than automatically adding unnecessary work.

Yes. If you prefer upgraded components, additional points, concealed wiring or other enhancements, we can discuss the options and provide a quotation based on the additional requirements.

Not necessarily for the standard HDB package. The package prices above give you a clear starting point. However, if your requirements are outside the standard scope, the existing installation needs assessment, or there are more complex electrical works involved, a site survey may be recommended before confirming the final quotation.

Usually, yes. Concealed wiring can require additional chasing, access work and reinstatement, so it is discussed and quoted as an addition to the standard package scope.

The scope may be different even when both quotations say “full rewiring”. Point counts, DB configuration, wiring method, materials, testing, reinstatement, access and additional circuits can all change the total. Compare the included scope, not just the headline price.

Singapore’s EMA states that electrical work including new wiring, rewiring and extensions should be carried out or supervised by a licensed electrical worker, with the completed work tested and certified safe before energisation.
